Cofely Deutschland GmbH has entered into an energy performance contract with the University of Stuttgart. As part of the contracting, Cofely will be responsible for modernising 15 university buildings on the University’s Campus Stadtmitte and is investing a total of 2.3 million euros in the various measures. In addition to modernisation measures in the buildings technical systems, Cofely will also renovate the façade of one building and parts of the energy system. The guaranteed energy savings during the contract term of eight and a half years are 26 percent of current consumption per year. The Cofely investment will be refinanced exclusively through the saving in energy costs.
Comprehensive modernisation measures
Key measures are the modernisation of the ventilation system in the university library, the replacement of four existing chillers with two new energy-efficient Pensum chillers from Cofely Refrigeration, as well as the use of a heat pump to heat a research hall. In the hall, the aim is to cool hydraulic aggregates and, at the same time, use the waste heat to heat the space. As part of the energy optimisation, the energy specialist will also be renovating the glass façade of one building. Furthermore, Cofely has been developing a comprehensive lighting concept: energy-saving LED lamps are to be installed in corridors and hallways as well as in a number of lecture theatres, for example. Further measures include occupancy-dependent control of the ventilation systems in lecture theatres and seminar rooms according to air quality, the replacement of heating pumps with high-efficiency pumps, as well as measures for saving drinking water. A new building control system will be installed to make operating and monitoring the systems engineering easier.
Annual energy cost savings of 374,000 euros
“Energy costs are a major cost factor for the bodies responsible for public buildings. This is exactly why energy performance contracting makes sense for them. As the contractor, we take care not only of the planning, implementation and financing of the required modernisation measures as well as the maintenance and smooth operation of the systems, we also guarantee energy savings of 26 percent for the University of Stuttgart compared with current consumption, throughout the entire contract term. This will allow them to save around 374,000 euros a year in energy costs,” says Stephan Ziegert, Regional Manager South at Cofely Deutschland.
